Our MD cleans the toilets
CASS is a family-run business with five bases across the country and over 200 employees. Grahame Chapman is our MD. He’s a practising Chartered Building Surveyor with a master’s degree in construction management and economics but he’ll happily roll up his sleeves and get his mop and bucket out. The CASS timeline
From surveying to squeaky-clean
Grahame Chapman leaves his role as director of estates at the University of Hertfordshire and sets up a facilities management firm. A BMW dealership asks him personally to clean their premises. Grahame accidentally joins the world of commercial cleaning and CASS is born.
Landing a new client
The dealership sings Grahame’s praises and British Midland Airways ask him to clean their offices at Heathrow Airport.
Cutting his teeth
With no experience of the cleaning industry and no one on the payroll, Grahame cleans the offices in the evenings. The lessons he learns cleaning the world’s busiest airport stand him in good stead for the future.
An army of cleaning operatives
Starting at the bottom, Grahame works out how to price jobs and structure a business. He hires six cleaning operatives and before he knows it, the payroll grows to almost 200.
Very important experience
CASS becomes the second-largest supplier of VIP lounge management and lounge cleaning services at Heathrow. We go on to clean at Gatwick, Stanstead and Luton.
Passport to new horizons
Security arrangements for airports become so onerous, CASS moves away from this side of the business.
School of cleaning
We move into our new HQ – a former schoolhouse near Middlesbrough.
A contract with online supermarket, Ocado means we open offices in Manchester and Leeds and Watford.
Information at our fingertips
We invest in a comprehensive contracts management system and iPads for every member of staff. This allows us to work remotely and reduce overhead costs whilst improving the quality of the service we offer our clients.
No outside investment
We become completely self-sufficient with no loans to service.
In it together
The pressures of COVID-19 mean our frontline staff work around the clock through a pandemic to support our clients, in often challenging circumstances, and help them operate safely. We make sure premises are compliant for when their staff and customers can return.
Going from strength to strength
Staff numbers continue to grow and we have the ability to expand. The car dealership is still a client to this day.
In our people we trust
Every member of the CASS ‘cleaning family’ has found their calling for making things spic-and-span. For your peace of mind, they’re fully vetted and insured – we interview them, obtain references and do all the necessary checks. They also undergo rigorous induction training that incorporates Health & Safety, COSHH and task-specific training using modules developed by CASS. Training is reviewed annually and we carry out refreshers when needed. All members of the team wear a branded uniform and ID card, along with PPE suitable for their job role. When they arrive and leave, we have a time and attendance system.

We’re a family business and try to maintain that family feel for the people who work for us. From day one, we’ve paid them above the going rate, plus paid holidays and sick pay. As a Chartered Building Surveyor, Grahame aims to bring the professional side of that profession into CASS. He believes cleaning is an imperative job, yet cleaning operatives are often undervalued and looked down on by society. That’s why he constantly champions for them to be recognised, given cleaning operatives now play such a vital role in keeping us all safe. We’re proud of the fact our retention levels are significantly higher than our competitors and we believe it’s because we treat our staff with the utmost respect. We take a full brief of all areas that need cleaning, and design and agree definitive work schedules. We make sure it will be finished when we say it’s going to be. Even when there are changes at short notice, we’re flexible enough to adapt – if our MD has to come out and mop the floors, he’ll be there.
CASS uses cutting-edge techniques, equipment and materials to do the job right, first time every time. Fittings, materials and surfaces can bring new challenges and we always use the appropriate products to make sure they’re not damaged while still allowing effective cleaning to take place.
